Common Exceptions & Special Rules
Mechanics Liens - Relation Back Doctrine: Mechanics liens relate back to the date work commenced, not the lien filing date. This can give them priority over intervening liens. Enter work commencement date in the calculator for accurate priority.
PMSI Super-Priority: Purchase money security interests can take priority over earlier filed UCC-1 filings if the PMSI is properly perfected within prescribed periods (typically 20 days for inventory/fixtures).
UCC Fixture Filings: When personal property becomes fixtures (permanently affixed to real property), UCC fixture filings may be necessary to maintain priority. This affects both personal property and real property priority.
